PLEASE READ THESE TERMS CAREFULLY. THEY CONTAIN IMPORTANT DISCLAIMERS, LIMITATIONS OF LIABILITY, AND OTHER PROVISIONS THAT AFFECT YOUR LEGAL RIGHTS.

These Terms of Service ("Terms") govern your access to and use of the LeaseDrafts website at leasedrafts.com and the lease-document-generation service made available through it (collectively, the "Service"). The Service is operated by Crowditory LTD, a company organized under the laws of the Republic of Cyprus ("LeaseDrafts," "we," "us," or "our").

By accessing or using the Service, you ("User" or "you") agree to be bound by these Terms. If you do not agree, you must not use the Service.

1. NOT A LAW FIRM. NO LEGAL ADVICE.

LEASEDRAFTS IS NOT A LAW FIRM. WE ARE NOT YOUR ATTORNEY. WE DO NOT PROVIDE LEGAL ADVICE OR LEGAL REPRESENTATION.

The Service is a self-help technology platform that generates document drafts based on (i) information you provide and (ii) publicly available templates and statutory requirements. The Service does not provide legal services and does not create an attorney-client relationship between you and LeaseDrafts or any of its personnel.

Specifically:

No legal advice. Nothing produced by the Service, displayed on the website, or communicated by our personnel constitutes legal advice. Communications are for informational purposes only.
No attorney-client relationship. Your use of the Service does not create an attorney-client, fiduciary, or confidential relationship.
No representation. We do not represent you, your interests, or any other party in any legal matter.
Self-help only. The Service is intended as a self-help tool. You remain responsible for evaluating, modifying, and using the output in your specific situation.
Consult an attorney. For any matter involving significant legal, financial, or personal stakes — including but not limited to disputes, eviction, complex tenancy arrangements, or property held in trust — you should consult a licensed attorney in the relevant jurisdiction.

If you require legal advice tailored to your circumstances, seek a licensed attorney. The Service is not a substitute for the advice of an attorney.

2. The Service

2.1 Description

The Service generates a residential lease agreement based on (a) information you submit through a structured online form, (b) publicly available templates and statutory references for the U.S. state you select, and (c) automated drafting performed by large-language-model technology. The output is delivered as a PDF document by email.

2.2 Supported jurisdictions

The Service currently supports lease generation for residential properties located in the following U.S. states: Texas, Florida, Georgia, North Carolina, and Arizona. We may add or remove supported jurisdictions at our sole discretion.

2.3 Output is a draft

The PDF output is a draft document based on the information you provided and the templates we maintain. It becomes a legally binding lease only when properly executed (signed and dated) by all parties in accordance with applicable law.

You are solely responsible for:

Reviewing the document for accuracy, completeness, and suitability before use
Verifying that the document reflects your intended terms
Confirming compliance with all applicable laws (federal, state, county, and municipal)
Obtaining signatures and witnesses or notarization where required
Retaining your own copy

We do not store or maintain executed leases on your behalf.

2.4 No completeness guarantee

While we make reasonable efforts to incorporate state-specific clauses and required disclosures, we do not warrant that the document is complete or correct for every situation. Laws change, and local ordinances may impose additional requirements not reflected in the template. You are responsible for verifying compliance with all applicable law.

3. Eligibility

You must be at least 18 years old and legally able to enter into binding contracts to use the Service. By using the Service, you represent that:

You meet the age and capacity requirements above
You are using the Service for lawful purposes only
The information you provide is true, accurate, and complete
You have the legal right to enter into a lease for the property described
Your use does not violate any law, regulation, or third-party right

4. Your responsibilities

You agree to:

Provide accurate, complete, and current information
Use the Service only for lawful purposes
Review the generated document carefully before use
Not rely on the Service as a substitute for professional legal advice
Not use the Service to commit fraud, infringe rights, or harm others
Not attempt to reverse-engineer, decompile, or extract templates or proprietary content
Not use automated tools (scraping, bots, etc.) to access the Service without permission

You are responsible for all activity conducted under your access to the Service.

5. Fees and payment

5.1 Pricing

The current fee for a generated lease is $49 USD per lease unless otherwise stated at the time of purchase. Prices are subject to change with notice for future transactions.

5.2 Payment processor

Payments are processed by Stripe, Inc. When you provide payment information, you authorize Stripe to charge the applicable amount. Stripe's terms and privacy policy apply to its handling of your payment data.

5.3 Taxes

Prices displayed do not include applicable sales tax, VAT, or other taxes. Where required by law, applicable taxes will be added at checkout.

5.4 Refund policy

We offer a 7-day, no-questions-asked refund for any user who is not satisfied with the generated lease, provided that:

The refund request is submitted within 7 days of the original purchase
The request is submitted via email to support@leasedrafts.com
You acknowledge that we may, at our discretion, request return or destruction of the document file

Refunds are issued to the original payment method within 5–10 business days of approval.

We reserve the right to deny refunds in cases of suspected fraud, abuse, or repeated refund requests.

6. Intellectual property

6.1 Our IP

All content, templates, software, design, and proprietary technology making up the Service are owned by Crowditory LTD or its licensors and are protected by intellectual property laws.

6.2 Limited license to generated leases

Upon successful payment, we grant you a perpetual, worldwide, royalty-free, non-exclusive license to use, modify, distribute, and adapt the generated lease document for your own personal or business use as a lease agreement. You may not:

Resell, sublicense, or distribute the document as a template
Use the document to compete with or operate a similar service
Strip or alter any disclaimers or notices

6.3 Your content

You retain ownership of the information you submit. By submitting information, you grant us a limited license to process it for the purpose of generating the lease and providing the Service.

7. DISCLAIMERS

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW:

THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. WE EXPRESSLY DISCLAIM ALL WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING BUT NOT LIMITED TO:

WARRANTIES OF MERCHANTABILITY
FITNESS FOR A PARTICULAR PURPOSE
TITLE AND NON-INFRINGEMENT
ACCURACY, COMPLETENESS, OR CURRENCY OF INFORMATION
LEGAL SUFFICIENCY OR ENFORCEABILITY OF GENERATED DOCUMENTS
UNINTERRUPTED OR ERROR-FREE OPERATION

We do not warrant that:

The Service will meet your specific requirements
Generated documents will be enforceable in your specific situation
Documents will comply with all federal, state, local, and municipal laws applicable to your property
The Service will be available without interruption
Defects will be corrected

You acknowledge that the Service uses automated technology and that errors, omissions, and inaccuracies may occur. You are solely responsible for reviewing the output and determining whether it is suitable for your use.

8. LIMITATION OF LIABILITY

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW:

IN NO EVENT SHALL CROWDITORY LTD, ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR AFFILIATES BE LIABLE FOR ANY:

INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES
LOSS OF PROFITS, REVENUE, BUSINESS, GOODWILL, OR DATA
COSTS OF SUBSTITUTE SERVICES
DAMAGES ARISING FROM TENANCY DISPUTES, EVICTION PROCEEDINGS, OR ENFORCEMENT ACTIONS
DAMAGES ARISING FROM ANY DECISIONS YOU MAKE BASED ON THE GENERATED DOCUMENT

ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR AGGREGATE LIABILITY FOR ANY AND ALL CLAIMS ARISING OUT OF OR RELATED TO THE SERVICE IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM (OR $49 IF YOU PAID NO FEE).

Some jurisdictions do not allow the limitation or exclusion of certain warranties or liabilities. In such jurisdictions, our liability is limited to the maximum extent permitted by law.

9. Indemnification

You agree to indemnify, defend, and hold harmless Crowditory LTD, its officers, directors, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to:

Your use or misuse of the Service
Your violation of these Terms
Your violation of any applicable law or third-party right
The accuracy of information you submitted
Disputes between you and any third party (including tenants, landlords, co-owners, or government authorities) arising from documents you generated using the Service

10. Account and access

The Service does not require account creation. Each transaction is independent and identified by a submission ID generated at form completion. You are responsible for retaining communications and documents we send to you, including the PDF lease.

If we offer account features in the future, additional terms governing those features will apply.

11. Service modifications and discontinuation

We may modify, suspend, or discontinue any aspect of the Service at any time, with or without notice. We are not liable to you or any third party for such modifications or discontinuation.

12. Prohibited uses

You may not use the Service to:

Generate documents containing false, misleading, or fraudulent information
Generate documents for properties you do not own or have legal authority to lease
Generate documents intended to discriminate against any protected class
Circumvent state or local laws (including rent control, source-of-income, or eviction laws)
Engage in any unlawful or harmful conduct
Reverse-engineer, scrape, or extract proprietary content
Interfere with the operation of the Service

We reserve the right to refuse service, cancel transactions, or pursue legal action for violations.

13. Third-party services

The Service relies on third-party providers (including Stripe for payments, Anthropic for AI-powered drafting, Resend for email delivery, and Hetzner for hosting). Use of those providers is also governed by their own terms of service and privacy policies. We are not responsible for the practices, content, or policies of third-party providers.

14. Governing law and dispute resolution

14.1 Governing law

These Terms are governed by the laws of the Republic of Cyprus, without regard to its conflict-of-laws principles.

14.2 Jurisdiction

You agree that any disputes arising out of or related to these Terms or the Service shall be brought exclusively in the competent courts of Nicosia, Cyprus.

14.3 Informal resolution first

Before initiating any formal proceeding, you agree to attempt to resolve disputes informally by contacting us at support@leasedrafts.com. We will respond within 30 days. If we cannot resolve the dispute within 60 days of your initial contact, either party may proceed to formal resolution.

14.4 No class actions

To the fullest extent permitted by law, you agree that any dispute shall be brought on an individual basis only and not as a class, collective, or representative action.

15. State-specific notices (U.S. residents)

California residents

You are entitled to consumer rights under California law. You may notify us of any complaints by contacting the California Department of Consumer Affairs, Consumer Information Division, 1625 North Market Boulevard, Suite N 112, Sacramento, CA 95834, or by telephone at (800) 952-5210.

Other states

Where state consumer protection laws require additional disclosures or rights, those rights apply notwithstanding any contrary provision in these Terms.

16. Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions remain in full force and effect. The unenforceable provision shall be modified to the minimum extent necessary to make it enforceable while preserving the parties' intent.

17. Entire agreement

These Terms, together with the Privacy Policy and any other agreements you accept when using specific features, constitute the entire agreement between you and LeaseDrafts regarding the Service. They supersede any prior agreements or representations.

18. Changes to these Terms

We may update these Terms from time to time. When we make material changes, we will notify users by posting a notice on the Service and updating the "Last updated" date. Your continued use of the Service after changes constitutes acceptance of the updated Terms.
